  	On 12 March 1714/15, Josiah Wood of Beverly conveyed to Lot Conant, Jr. and Jonathan Herrick, both of Beverly, "the very place or same, which was commonly called the Iron Works Farm, where the old Works stood, and which now doth contain the new dwelling-house that I, at present, dwell in, as also another small dwelling-house stands upon it, together with a barn and a shop, as also two mills, the one of which is a grist-mill and the other a fulling-mill, all stand upon a premises with a damn to them belonging". Lot and Jonathan Herrick were brothers-in-law, Jonathan being married to Lot's younger sister Bithiah.

  	Some time after 12 Mar 1714/15, when Lot appears on a Middlesex County deed as being "of Beverly", but before the 10 July 1716 birth of his daughter Martha in Concord, he and his family left Beverly to make their home in Concord.

  	Jonathan Herrick, Lot's brother-in-law and partner in ownership in the Old Iron Works property, sold his moiety to Lot on 3 March 1719/20. This conveyance gave Lot full ownership of all of the land, water privileges, mills, businesses and dwelling houses that the two had purchased in partnership five years earlier.

  	On 29 Aug 1733, Lot purchased sixty-one acres of land on the banks of the Squannacook River within the boundaries of Townshend, Massachusetts from John Stevens, an innkeeper and one of the largest landholders in the area. By an agreement, dated 17 September 1733, Stevens agreed to "secure and defend" Conant from the suits of any landholders who lost property due to the damming of the river. Within a year the Squannocook had been dammed, creating the mill pond and the mills had been built, thus fulfilling Lot's agreement with John Stevens and Steven's 31 January 1733 agreement with John Patts. Stevens and a partner, John Patts, had on 31 January of that same year signed an agreement to supply certain services to the local townspeople. John Steven's obligation to John Patts was passed on to Lot Conant as a part of their August 1733 purchase agreement which called "for the erecting and afterwards carrying on the work of a saw mill and grist mill" for the convienience of the residents of the town. The agreement also required that a dam be constructed across the Squannocook River as a means of supplying water power for the mills.

  	A December 1735 entry in the Townshend Proprietory Book made note that a twenty-four foot wide bridle road had been laid out across land owned by Jeremiah Ball, Abial Boynton and John Patts to accommodate traveling to Conant's mills.

  	On 16 February 1738/9, Lot sold the sixty one acres of land at Townshend that he had purchased from John Stevens in August 1733 to his son John for £150. The sale included the saw mill, the grist mill, "the land on which they stood" and a small amount of land adjacent to them.

  	In 1750 Lot conveyed the water rights to one-third of the mill stream at the Old Iron Works Farm to his son Andrew for use in powering his fulling mill. On the same date, Lot deeded his grist mill and the water rights to two-thirds of the mill stream at the Old Iron Works Farm to his youngest son Ezra.

  	"Lot Conant Husband to Mary his wife Died September 20 : 1767." According to his headstone, he was "In the 90th year of his age" or, in today's language, 89 years old. It is more likely, after considering his parent's marriage date and his own baptismal date, that Lot was "In the 89th year of his age" or in todays terms 88 years old at the time of his death. Longevity was admired by people of past centuries. So it was not unusual for family members to fudge a bit in an effort to enhance the actual ages of their deceased loved ones.
